Surgical theatres, sterile services, endoscopy suites, genetics and diabetes research and wards are all housed here at the Addenbrookes Hospital. It is the only centre of its kind in the UK to combine patient care with academic research.

With the project funder proposing an investment of £75 million, Appleyards tailor-made a range of Due Diligence services to deliver the reassurance they sought. Our reports cover design and construction issues, contract structures, risk transfer and facilities management. 

Moving forward to completion, Appleyards provided further technical support and Advisory services to the Special Purpose Vehicle (SPV) and progress monitoring services to the funder.

Seeking to add value to the project, we gathered feedback from funders, which suggested that the service they received was reactive and the process viewed as passive and focused on the technical minutiae. In contrast, funders preferred a proactive and expansive approach that would encompass the entire project cycle from construction to operation and include both commercial and technical aspects.

We adopted an interactive approach to the report production, culminating in the deliverance of a final report for financial close. Time pressures were considerable, as was the turnaround time for the provision of critical information to support the decision making process. We gave particular attention to the payment mechanism including the energy and utilities adjustment process, together with those aspects of service that would be essential to income flow and the servicing of construction debt.
